GENERAL
The Company supplied house on the Property (the “Building”) shall only be used for a private residential dwelling used on a permanent basis by a single person, a single family (no more than 6 persons), or no more than four persons sharing accommodation (with the Company’s written consent) who do not comprise a single family.
The Tenant shall be responsible for all the acts, omissions, breaches and damage caused by all persons living on the Property (the “Residents”) and their invitees.
Residents and their invitees shall not make excessive noise or engage in offensive conduct that annoy or disturb other neighbours within the Scheme Area. All Residents shall ensure that their radios, hi-fi equipment, television sets, musical instruments and other like equipment are not tuned / played at a volume which may cause disturbance or annoyance to others.
Residents shall not place any advertisements, notices, or labels on any part of the common property, roads, verges, open space and windows or external walls or fences of the Building or Property.
Where the Company supplies services and amenities, these services and amenities, if not subject to a separate written agreement will be payable with in 14 days of invoice.
Residents shall ensure that no objects are placed dangerously in the common property areas, driveways and access ways or any other locations where they may cause bodily harm to others.
Residents shall be responsible for the conduct and of their invitees, contractors and agents at all times, ensuring that their behaviour complies with these By-laws and where applicable the Lease Agreement and Housing Scheme.
Residents shall be responsible for the acts of their guests, agents or contractors and make good to any damages caused by them in the Scheme Area.
Residents are not allowed to use any Company employee for business or private errands. Company, maintenance personnel and security guards are not authorised or allowed to accept delivery of packages, parcels etc. of any kind on behalf of Residents and the Company does not accept any liability in such circumstances.
Residents shall permit any staff of the Company to enter the Property (including the Building) to execute any work or perform any duty or enforce any By-Laws in connection with the Property at all reasonable time with reasonable notice being given (except in an emergency when no notice is required).
It is intended that the exterior facade and surrounds of the Building shall be well maintained and uniformly neat in appearance. The Company shall have the full right and authority to demolish any unauthorised additions, alterations, structures or any part thereof after fourteen (14) days’ with written notice to the Tenant, requesting the Tenant to remove the same and all costs and expenses incurred including legal fees in respect of such removal or demolition shall be borne by the Tenant.
Soliciting goods and services, or religious or political activities shall not be permitted on the Property or in the Scheme Area.
Residents and their invitees must maintain a reasonable standard of attire when in the Scheme Area.
Gardens:
· Residents may create gardens within their boundary fence, using non-invasive and non-alien plant species; the Company may remove any invasive plants if they are planted at the Residents expense.
· No trees or bushes with trunks greater than 50mm may be cut down without permission.
· Anthills may not be removed without permission.
· Residents are responsible for the maintenance of their own garden and are expected to keep the gardens neat and tidy.
· On vacating the property the garden must be left as is, it is not permitted to sell or give away en mass the garden contents.
· The company will be responsible for all communal gardens.
· All other areas are to be left in their natural state.
Personal belongings must not be placed / stored on the common area. The sidewalks, verges, open areas, roads must not be obstructed at any time, or be used for any purposes other than their designated usage. The Company shall not accept any liability, whatsoever, for loss or damage to such goods or items left in the common area.
Littering is strictly prohibited in the common area. The cost of removing the litter shall be determined at the sole discretion of the Company and charged to the relevant Resident.
All furniture and equipment placed or installed in the common area by the Company has been provided for the safety, comfort and convenience of all Residents and therefore shall not be removed without the prior written consent of the Company.
Residents shall not install any radio / television antennas on the common area.
Residents must not erect any external awnings, shades, screens, grilles or any other structure on the common area and private enclosed space without prior written approval of the Company.
Residents must not use the common area for any private / public activities and functions of religious / funeral functions or activities without prior written approval of the Company.
Residents shall use and enjoy the common area in such a manner as not to interfere unreasonably with the use and enjoyment thereof by other Residents.
Fires are not allowed in the common area.
For disposal of loose or wet kitchen waste, it should be placed in the bins provided and sealed in plastic bags.
For disposal of bulky items such as washing machines, refrigerators, beds and cardboard or any of this kind, the Residents have to engage a contractor at their own expense.
1. Permission from the Company shall be obtained (7) days in advance of any bulk delivery and moving activity. In the event, permission was not applied for, the Company or its agent shall deny entry to the contractor for this purpose.
2. Bulk deliveries and house moving should be carried out during the following hours :
Monday to Friday : 0900 hrs – 1700 hrs
Saturday, Sunday & Public Holidays : strictly no moving activity allowed.
All deliveries and removals must be reported to the Company prior to the work being carried out. Otherwise, the Company reserves the right to refuse entry of any unknown personnel for any purposes, which cannot be verified.
All contractors must report to the Security Main Gate to obtain identification cards, and must wear their cards at all times.
The contractors shall ensure that adequate protection is given to the roads, sidewalks and other common areas when conveying furniture and fittings to and from the Property.
Workmen carrying out deliveries / removals should not inconvenience Residents. Packing and crating materials must be removed and disposed off by the relevant Resident.
Residents are not allowed to source tap water / electricity supply from the common areas.
Unwanted materials, debris, etc. should not be left in the common area. Otherwise, they will be removed and the cost will be charged to the Residents concerned.
Residents shall be responsible for the conduct and behaviour of their appointed contractors. Any damage to the common area and equipment caused by the moving of furniture or other effects shall be replaced or repaired at the expense of the Residents concerned.
1. Residents must not, without the consent from the Company, carry out any building, alterations or install any fittings or fixtures without the written consent of the Company.
To operate a motor vehicle and or powerboat on the TWE, you must have a valid license to do so; this means a valid Zambian, SADC or International driver’s license for motor vehicles and a Zambian Launch Masters/Skippers license or international equivalent for your motorised watercraft.
Vehicle must be roadworthy and registered with RATSA, motorised watercraft are subject to the rules, and regulations stipulated in the inland waters shipping act, craft must to be registered with this Government department.
Safety on the TWE is of paramount importance for everyone, the roads in TWE are subject to the same rules and regulations as Roads and Road Traffic Act.pdf (parliament.gov.zm)
The whole TWE and dam waters lie within the mine site boundaries therefore are subject to FQM Trident Limited safety rules and regulations.
Any person who chooses to operate and or use a watercraft at Trident Woodlands Estate premises is deemed, by so doing, to have the knowledge, training and skill to safely operate the craft and shall be fully accountable for their actions and consequences thereof. The safe operation of watercraft requires conscientious application and adherence to the minimum standard of care.
Therefore, if operating any motorised watercraft and vehicles the consumption of Alcohol is prohibited and strongly discouraged.
A blood alcohol concentration higher than 0.05 is not acceptable and any incident on the TWE involving motorised vehicles or watercraft will be subject to mine safety and or Zambian police protocol.

Speed limits on TWE are 40km/ph per hour on the two main roads and 25km/ph on all others, clearly sign posted.

Standard operating times for watercraft on the dam will be as follows -
6.1 Summer 05h00-19h00
6.2 Winter 06h30- 17h30
No one may operate watercraft on the dam after dark with the exception of the Wildlife and or Security team conducting sanctioned work operations.
Safety of all passengers on the watercraft lies with the skipper.
Common area is not to be used for storage or repair works by Residents or their guests.
Undertaking of repairs or overhauls to vehicles is not allowed in the common area except in the case of the breakdown of the vehicle. If these types of works are undertaken on the Property the area must be screened and waste and oily waste disposed of environmentally.
For safety reasons, the speed limit is 40km and 25km per hour within the respective common areas, as indicted by the signage.
Residents shall ensure their invitees park on the Property they are visiting.
Visitors / guests are not allowed to park overnight unless prior approval has been obtained from the Company.
Residents or their invitees shall not park their vehicles in any designated “No Parking” areas or access route.
Vehicles parked in non-designated locations may be towed away at the owner’s cost.
Residents shall not park heavy commercial vehicles within the Scheme Area.
All vehicles parked are at the owner’s risk. The Company shall not be responsible / liable for any theft, loss, damage, and action proceeding claims, suits or other misdemeanor caused to vehicles and / or their contents.
Owners of vehicles are not allowed to tap water from common areas for washing of vehicle.
Residents are not permitted to ride off road motorcycles or quad bikes anywhere within the estate boundary.
Residents are permitted to ride up to the TWE main gate entrance in a slow orderly manner to continue their ride off the TWE property.
If at any point rule 2 is misused, this exception will be revoked.
Resident’s invitees shall be accompanied at all times by a Resident when using a recreational area. Residents and invitees are required to provide / conform their particulars to the Company or security officers should they be requested to do so. Residents are responsible for the behaviour and safety of their invitees.
Children under 12 years may be restricted from using the recreational area (or parts thereof) for safety reasons unless accompanied by their parents or supervising adults who shall be responsible for their safety and proper behaviour.
Residents shall be responsible for any damage caused to the recreational facilities by them or their guests. Residents must inform the Company of any existing damage to the facility or equipment they or their guests are about to use, failing which they may be held responsible for such damage.
Unauthorised training or coaching classes by professionals in common areas shall be disallowed without prior written approval from the Company.
The Company and their appointed representatives or the security personnel may conduct checks on the identities of any persons in the Scheme Area from time to time. This is to prevent unauthorised persons from using the recreational facilities.
The Company reserves the right to shut down or restrict access to any common area for safety, management or maintenance purposes.
The Company will not be held liable for injuries, damages or loss sustained by Residents and their invitees, howsoever caused, during the use of the common or recreational area.
Residents and their invitees must abide by all the By-laws rules when they utilise the Scheme Area. Separate areas may be given its own set of rules by the Company.
1. Residents are not permitted to keep farm animals as pets, ie chickens goats, rabbits etc.
2. All animals must be well controlled and are the responsibility of the Tenant. All pets must have up to date inoculations and female animals on heat to be kennelled. A maximum of four pets are allowed per property. The Company by written notice can require the removal of any pets.
3. Residents are at all times responsible for the behaviour of their pets. It is the resident’s responsibility to ensure that their pets do not annoy other residents.
4. Pets are not allowed to roam the streets unaccompanied by their owners.
5. Residents are responsible for keeping their pets within their yard.
6. Residents should ensure that their pets do not hinder any maintenance or support staff in accordance with GENERAL 10. Above.
7. Pets must be on a leash if taken to any of the common areas, any area outside your house gate.
8. Residents are responsible for the cleaning up of any mess made by their pets during accompanied walks.
9. Residents are responsible and accountable should their pets cause any injury to any persons legally on the property.
10. Residents leaving the TWE must remove all their pets with them when exiting.
11.Dog off leash Zone - The cause way area from TWE singles Quarters to and including the campsite will be a dedicated area to walk your dog/s off the leash with the following conditions-
11.1) Days, Monday to Friday only, weekends and public holidays are not allowed.
11.2) It is the dog owner’s responsibility to first check that there are no staff working in this area prior to letting their dogs off the leash to avoid possible incidents or frightening staff.
11.3) All incidents arising from dogs off their leash must be resolved between the dog owner/s and aggrieved person/s directly.
11.4) Owners please pick up your dog’s faeces, especially at the campsite where people are likely to come in direct contact with it.

All houses have 5- 6 shut off valves on the outside of the building so any pipe breaking in the house can easily be shut off by closing the relevant valve outside closest to the break.
